What’s a CMA?

It’s quite likely you have heard this term used before. It’s a Comparative Market Analysis which in Laymen terms means a value range of your property based on an analysis of sales of properties with similar characteristics in the surrounding neighborhoods within a certain time frame.

If you have heard the term CMA then I know you have heard or seen the phrase “For a FREE CMA call me”. Please don’t be fooled by this lack luster attempt from a realtor to have you call them so they can tell you approximately how much your home is worth. If you do see that in the future you should call them and tell em’ 1995 called and they want their marketing piece Back.

You Can Do Your Own CMA

WHAT??? That was the cry of some agent reading this and couldn’t believe I just said. Yep, thats right, it’s not 1995 anymore and you as a home owner can do your own CMA this day and age. Just like most agents would plug your address into a computer along with a few other numbers I.E bed/bath count, square feet etc…. you can do that yourself by clicking on the link provided below.

Now, don’t be alarmed or overjoyed because this estimate you receive is not the final say. All CMA’s leave out the 3 most important ingredients.

  • Location
  • Condition
  • Pride of Ownership

It’s impossible for a computer to take all these 3 into consideration.

Having the right marketing plan will attract more buyer’s which will generate higher offer prices. Getting the right tips on staging the property will have more people fall in love with your property. Doing a few things to add the right curb appeal so buyer’s instantly fall in love upon entering your home. These are the things you just don’t get from a CMA.
